NOTICE IS HEREBY GIVEN that, pursuant to the Final Judgment of Foreclosure filed on April 10, 2013, in the above-styled cause, in the Circuit Court of Lee County, Florida, the Clerk of this Circuit Court, will sell the following property, situated in Lee County, Florida, and more particularly described as follows:
A tract or parcel of land lying in Government Lot 4 of Section 31, Township 43 South, Range 26 East, Lee County, Florida and Lot 7 and part of Lot 6 as shown on the plat of Coyles Subdivision as recorded in Plat Book 10 at Page 53 of the Public Records of Lee County, Florida being more particularly described as follows:

From the Southwest corner of said Plat of Coyles Subdivision run N 00 degrees 24'59” W along the West line of said plat for 600.03 feet to the Northwest corner of Lot 7 and the point of beginning.
From said Point of Beginning run N 89 degrees 35'01” E along the North line of said Lot 7 for 140.00 feet to an intersection with the East line of said plat; thence run N 00 degrees 24'59” W along said East line for 25.00 feet; thence run N 89 degrees 53'08” E parallel with the North line of said Government Lot 4 for 946 feet, more or less, to the centerline of a creek; thence run Southeasterly along said centerline for 229 feet, more or less, thence run N 85 degrees 45'23” W for 970 feet, more or less, to an intersection with aforesaid East line of said Coyles Subdivision; thence run S 89 degrees 35'01” W parallel with said North line of Lot 7 for 140.00 feet to said West line of said Subdivision; thence run N 00 degrees 24'59” W along said West line for 125.18 feet to the point of beginning. Bearing hereinabove mentioned are based on the South line of the Southwest quarter (SW1/4) of Section 31, Township 43 South, Range 26 East to bear N 89 degrees 19'40” E.

An undivided 1/9th interest in the following described parcel.
50 FOOT PARCEL WITH FRONTAGE ON THE ORANGE RIVER IN THE E 1/2 OF THE SW 1/2 SECTION 31, TWP 43 SOUTH, RGE 26 EAST LEE COUNTY, FLORIDA
A tract or parcel of land lying in the East half (E 1/2) of the Southwest quarter (SW 1/4) of Section 31, Township 43 South, Range 26 East which tract or parcel is described as follows:
From the Southeast corner of said Southwest quarter (SW 1/4) of Section 31 run Westerly along the South line of said fraction of a section for 660 feet; thence run Northerly parallel with the East line of said fraction of a section for 1280.5 feet to a concrete monument marking the point of beginning of lands conveyed by deed recorded in Official Record Book 485 at Page 159 of the Public Records of Lee County; thence run Southerly along the Easterly boundary of said lands: parallel with the East line of said fraction of a section for 200 feet; thence run Westerly parallel with the South line of said fraction of a section for 25 feet to the point of beginning at the lands herein described.
From said point of beginning continue Westerly parallel with the South line or said fraction of a section and along the Northerly boundary of said lands for 50 feet: thence run Northerly parallel with the East line of said fraction of a section for 220 feet more or less to the waters of the Orange River; thence run Easterly along said waters to an intersection with the Westerly boundary of said lands described in said deed recorded in Official Record Book 485 at Page 159 parallel with the East line of said fraction of a section passing through the point of beginning; thence run Southerly along said Westerly boundary and said parallel line for 220 feet more or less to the point of beginning.
Together with a roadway easement 30 feet wide the Southerly, Southeasterly and Westerly line of which easement is described as follows:
From the hereinabove described point of beginning run Westerly parallel with said South line of said fraction of a section for 50 feet to the point of beginning of the herein described Southerly line.
From said point of beginning continue Westerly parallel with said South line for 75 feet; thence deflect 45 degrees 01'30” to the left and run Southwesterly for 70.68 feet along the Southeasterly line of said easement to an intersection with the Westerly line of said lands conveyed by said deed recorded in Official Record Book 485 at Page 159; thence run Southerly along the Westerly boundary of said lands along the Easterly line of said roadway easement parallel with the East line of said fraction of a section for 100 feet to the end of the herein described East line. Together with a roadway easement 30 feet wide the centerline of which easement is described as follows:
From the Northeast corner of said Government Lot 4 of said Section 31 run S 1 degree 00'10” E along the East line of said Lot for 25 feet to a point on the South line of Coyle Road; thence run South 89 degrees 53'10” W along said South line for 42.65 feet to the point of beginning of the herein described centerline.
From said point of beginning run South 4 degrees 24'20” E for 40.58 feet; thence run S 17 degrees 19'20” E for 69.4 feet; thence run S 04 degrees 37 '50” E for 52.0 feet; thence run S 20 degrees 45'40” E for 92.15 feet; thence run S 0 degrees 54' 00” W crossing an existing drainage ditch for 47.43 feet; thence run S 36 degrees 50' E for 45.75 feet; thence run S 37 degrees 23'40” E for 62 feet; thence run S 56 degrees 17'50” E for 156.75 feet; thence run N 69 degrees 22' 10” E for 155.78 feet; thence run N 40 degrees 50'40” E for 135 feet more or less to an intersection with said Westerly boundary of said lands described in said Official Record Book 485 at Page 159 of said Public Records the Northwesterly and Southeasterly line of said easement extending and shortening to said Westerly boundary.

Bearings hereinabove mentioned are Plane Coordinate for the Florida West Zone.
The Clerk of this Circuit Court will sell the property all at public sale, to the highest and best bidder, for cash, in an online sale at www.lee.realforeclose.com, beginning at 9:00 A.M., on July 10, 2013, in accordance with Chapter 45 Florida Statutes.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within sixty (60) days after the sale.
