NOTICE IS HEREBY GIVEN that pursuant to a Uniform Partial Final Judgment of Mortgage Foreclosure dated the 26th day of July, 2013 and entered in Civil Action Number: 2010 CA 008782 NC in the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein BANK OF COMMERCE is the Plaintiff, and COASTAL ISLAND GROUP, LLC, grantees, creditors and all parties claiming interest by, through, under or against a defendant named in this action, and all persons having or claiming to have any right, title or interest in the property herein described, and all known or unknown sub-contractors, sub-sub-contractors, and materialmen who may claim a right to file a claim of lien, are the Defendants, I, Karen Rushing, Clerk of the above-entitled Court, will sell to the highest and best bidder, or bidders, for cash, on the 4th day of September, 2013, at 9:00 a.m., except as set forth herein, at www.sarasota.realforeclose.com, the real and personal property described as follows as set forth in said Uniform Final Partial Judgment of Mortgage Foreclosure situate in Sarasota County, Florida:

June's Subdivision a distance of 272.00 feet; thence South 24°19'02” East a distance of 71.00 feet; thence South 82°24'23” West a distance of 18.50 feet; thence South 07”26'06” West a distance of 52.00 feet to an occupation line; thence South 88°55'00” West along said occupation line a distance of 274.41 feet to the aforesaid 5 foot East offset line from the West line of Blocks 19, 32 and 34 (Indian Beach); thence same being the Easterly right-of-way line of Bay Shore Road; thence North 32°08'41” West along said 5 foot offset line a distance of 409.12 feet to the Point of Beginning.

Commence at the NW corner of Block 19, Indian Beach Subdivision recorded in Plat Book “A”, page 33, Public Records of Sarasota County, Florida; thence East along the north line of said Block 19, 5.87' for the point of beginning, said point lying on the East R/W of Bayshore road; thence continue East along the north line of said Block 19, 150.00'; thence with an angle of 60 (38'51” to the right, run 97.45'; thence west 145.00' to the East R/W of said Bayshore Road; thence Northwesterly along said R/W, 100.00' to the point of beginning.

Lot 9, Corwood Subdivision, according to the plat thereof recorded in Plat Book 5, page 52, of the Public Records of Sarasota County, Florida.

ALL OF THE ABOVE PARCELS NOW BEING KNOWN AS:
HOUSES OF INDIAN BEACH, as per plat thereof recorded in Plat Book 45, Pages 31, 31A through 31C, of the Public Records of Sarasota County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
