NOTICE IS HEREBY GIVEN that pursuant to an Agreed Summary Final Judgment dated April 17, 2013, and entered in Civil Case No. 2012-CA-003342 in the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, wherein IX St Portfolio 16, L.P., is Plaintiff and Capstone Construction Group, LLC, Robert Lodge, Ryan Lodge and Shane Rogers, are the Defendants.
The Clerk of the Court will sell to the highest and best bidder, or bidders, for cash, via the Internet: www.manatee.realforeclose.com, at 11:00 a.m. on the 11th day of September, 2013 the real and personal property described as follows and as set forth in said Agreed Summary Final Judgment situate in Manatee County, Florida:

Lot 7060, Mill Creek, Phase VII-A, as per plat thereof recorded in Plat Book 42, Page(s) 106, of the Public Records of Manatee County, Florida.
Property Address: 14705 21st Avenue E, Bradenton, FL and 1814 145th Street, Bradenton, FL
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
