NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated and an Order Resetting Sale dated July 15, 2013 and entered in Case No. 412009CA009338XXXXXX of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006J6, MORTGAGE PASSTHROUGH CERTIFICATES, SERIES 2006J6 is Plaintiff and JEFF HERTZBERG A/K/A JEFFREY HERTZBERG A/K/A JEFF A. HERTZBERG A/K/A JEFFREY A. HERTZBERG; RUTH DAVID A/K/A RUTH L. DAVID; REGIONS BANK AS SUCCESSOR TO AMSOUTH BANK; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, RICHARD “CHIPS” B. BEGIN AT THE SE CORNER OF LOT 33, DUDE RANCH ACRES, AS RECORDED IN PLAT BOOK 12, PAGE 29, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, FOR A P.O.B.; THENCE NORTH 01°22'20” WEST ALONG THE EAST LINE OF SAID LOT 33, A DISTANCE OF 325.70 FEET; THENCE SOUTH 71°38'46” WEST, A DISTANCE OF 156.80 FEET; THENCE SOUTH 01°22'20” EAST, A DISTANCE OF 343.60 FEET TO THE NORTH R/W OF N. RANCH ROAD; THENCE NORTH 65°36'48” EAST ALONG SAID R/W, A DISTANCE OF 162.93 FEET TO THE P.O.B. BEING AND LYING IN SECTION 10, TOWNSHIP 35 SOUTH, RANGE 18 EAST, MANATEE COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
