NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of foreclosure dated September 23, 2013, and entered in Case No. 2010-CA-000926-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein CITIMORTGAGE, INC., is Plaintiff, and GREGORY D. GRIFFITH, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 11:00 AM at www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 06 day of January, 2014, the following described property as set forth in said Summary Final Judgment, to wit:
A portion of Lot 11, PLEASANT OAKS, according to the plat thereof as recorded in Plat Book 21, Pages 99, 100 and 101, Public Records of Orange County, Florida, being described as follows: From the Southwest corner of said Lot 11 run North 00 degrees 14 degrees 00 seconds West along the West line of said Lot 11, a distance of 55.00 feet to the Point of Beginning; thence continue along said West line North 00 degrees 14 minutes 00 seconds West 55.00 feet to the Northwest corner of said Lot 11; thence run along the Northerly line of said Lot 11 the following courses; thence North 89 degrees 46 minutes 00 seconds East 99.00 feet; thence South 45 degrees 51 minutes 27 seconds East 72.55 feet to the Northeast corner of said Lot 11, said corner being on a curve concave Southeasterly and having a radius of 44.00 feet and a tangent bearing of South 49 degrees 44 minutes 30 seconds West; thence run Southwesterly along the Easterly line of said Lot 11 and along the arc of said curve 20.76 feet through a central angle of 27 degrees 02 minutes 09 seconds; thence leaving said curve, run North 67 degrees 17 minutes 39 seconds West 31.50 feet; thence South 89 degrees 46 minutes 00 seconds West 109.64 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
