NOTICE IS HEREBY GIVEN that, pursuant to the Final Judgment of Foreclosure entered on October 1, 2013 in the above-styled cause, in the Circuit Court of Pinellas County, Florida, the Clerk of the Circuit Court will sell the following property, situated in Pinellas County, Florida, and more particularly described as follows:
Parcel 1:
Lots 1, 2 and 3, EDGEWATER ESTATES UNIT NO. 5, according to the plat thereof, recorded in Plat Book 26, Page 16, Public Records of Pinellas County, Florida; LESS that part of said Lot 1 deeded to the State of Florida for road purposes; in Deed filed October 17, 1960, in Official Records Book 1015, Page 141, and in Official Records Book 4674, Page 560, Public Records of Pinellas County, Florida.
Parcel 2:
Lots 4 and 5 and the Southwesterly one-half (1/2) of Lot 3, EDGEWATER ESTATES UNIT NO. 3, according to plat thereof recorded in Plat Book 26, Page 10, Public Records of Pinellas County, Florida; LESS that part thereof deeded to the State of Florida for road purposes in Deed filed March 27, 1978, in Official Records Book 4674, Page 560, Public Records of Pinellas County, Florida.
Parcel 3:
Lots 4 and 5 and the Southwesterly one-half (1/2) of Lot 3, EDGEWATER ESTATES UNIT NO. 4, according to plat thereof recorded in Plat Book 26, Page 14, Public Records of Pinellas County, Florida.
Parcel 4:
That portion of Government Lot 3 in Section 3, Township 31 South, Range 15 East, described as follows:
Begin at the most Northerly corner of Lot 6, of EDGEWATER ESTATES UNIT NO. 3, as recorded in Plat Book 26, Page 10, Public Records of Pinellas County, Florida, run South 41°58'57” West, 75.00 feet along the boundary of said Lot 6 to the most Northerly corner of Lot 7 of said Edgewater Estates Unit 3; run thence North 48°01'03” West, 150 feet, thence North 41°58'57” East, 75 feet to the most Westerly corner of Lot 5, of Edgewater Estates Unit No. 4 as recorded in Plat Book 26, Page 14 , Public Records of Pinellas County, Florida; thence South 48°01'03” East, 150 feet along the boundary of said Lot 5 to the Point of Beginning.
LESS AND EXCEPT PHASE 2:
Commence at the most Northerly corner of Lot 3, Edgewater Estates Unit No. 5, as recorded in Plat Book 26, Page 16, Public Records of Pinellas County, Florida, for a Point of Beginning. Thence S. 48°01'03” East, 28.23 feet; thence S. 41°58'57” West, 58.04 feet; thence South 15°37'51” East, 31.70 feet; thence South 41°58'57” West, 83.06 feet; thence North 48°58”57” East, 158.08 feet to the Point of Beginning.
Phase 2:
Commence at the most Northerly corner of Lot 3, Edgewater Estates Unit No. 5, as recorded in Plat Book 26, Page 16, Public Records of Pinellas County, Florida, for a Point of Beginning. Thence S. 48°01'03” East, 28.23 feet; thence S. 41°58'57” West, 58.04 feet; thence South 15°37'51” East, 31.70 feet; thence South 41°58'57” West, 83.06 feet; thence North 48°58”57” East, 158.08 feet to the Point of Beginning.
The Clerk of Circuit Court will sell the property all at public sale, to the highest and best bidder, for cash, in an online sale at www.pinellas.realforeclose.com, beginning at 10:00 a.m. on January 7, 2014, in accordance with Chapter 45 Florida Statutes.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
