NOTICE IS HEREBY given pursuant to Final Judgment of Foreclosure dated November 13, 2012, and entered in Case No. 51-2011-CA-003622 ES of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2007-10, is the Plaintiff and Sandra Pedroza, A/K/A Sandra Elizabeth Pedroza; Unknown Spouse of Sandra Pedroza, A/K/A Sandra Elizabeth Pedroza and Unknown Tenant(s), are the Defendants, the Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pasco.realforeclose.com beginning at 11:00 a.m. Eastern Time, on February 14, 2013, the following described property set forth in said Order or Final Judgment, to wit:
Begin at the Northeast corner of Lot 19, Block 6, Junaluska Subdivision, thence East 50 Feet for beginning thence East 111 feet to the river road, Southwest on road to Point South of Beginning, Thence North 140 feet to Beginning, in Section 26, Township 24 South, Range 21 East, Pasco County Florida.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
