NOTICE IS HEREBY GIVEN pursuant to an Order of Final Judgment of Foreclosure dated January 9, 2013, entered in Civil Case No. 51-2011-CA-005007-WS (J2) of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein Federal National Mortgage Association, Plaintiff and Wilshire Holding Group, Inc. are defendant(s), I, Clerk of Court, PAULA S. O'NEIL, will sell to the highest and best bidder for cash In an online sale accessed through the Clerk's website at www.pasco.realforeclose.com, at 11:00 a.m. on February 25, 2013, the following described property as set forth in said Final Judgment, to-wit:
LOT 242, SHADOW RIDGE, UNIT THREE, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 18, PAGES 136 AND 137, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.

PORTION OF TRACT N (DRAINAGE EASEMENT), SHADOW RIDGE UNIT THREE, AS SHOWN ON THE PLAT, RECORDED IN PLAT BOOK 18, PAGES 136 AND 137, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCE AT THE NORTHEAST CORNER OF SAID TRACT “N”, ALSO BEING THE NORTHEAST CORNER OF SAID SHADOW RIDGE UNIT THREE; THENCE RUN SOUTH 00°00'11” EAST, 77.34 FEET ALONG THE EASTERLY BOUNDARY LINE OF SAID TRACT “N”, ALSO BEING THE EASTERLY BOUNDARY LINE OF SAID SHADOW RIDGE UNIT THREE; TO A POINT OF BEGINNING THENCE CONTINUE SOUTH 00°00'11” EAST, 19.00 FEET ALONG SAID EASTERLY BOUNDARY LINE OF SAID TRACT “N”, ALSO BEING SAID EASTERLY BOUNDARY LINE OF SAID SHADOW RIDGE UNIT THREE; THENCE SOUTH 75°00'07” WEST, 100.40 FEET ALONG THE SOUTHERLY BOUNDARY LINE OF SAID TRACT “N”; THENCE 9.41 FEET ALONG THE ARC OF A 25.00 FOOT RADIUS CURVE TO THE LEFT, CONCAVE TO THE SOUTHWEST, SUBTENDED BY A CHORD DISTANCE OF 9.35 FEET BEARING NORTH 16°30'07” WEST ALONG THE NORTHEASTERLY BOUNDARY LINE OF TRACT “D” OF SAID SHADOW RIDGE UNIT THREE, ALSO BEING THE NORTHEASTERLY RIGHT-OF-WAY LINE OF KELLYWOOD CIRCLE AS NOW ESTABLISHED; THENCE NORTH 70°07'32” EAST, 105.94 FEET TO THE POINT OF BEGINNING.
