NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 22nd day of January, 2013, and entered in Case No. 51-2007-CA-007059-ES, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein WELLS FARGO BANK, N.A. AS TRUSTEE FOR OPTION ONE MORTGAGE LOAN TRUST 2007-FXD2 ASSET-BACKED CERTIFICATES, SERIES 2007-FXD2 is the Plaintiff and HELENA GARZA; ROQUE LEYVA-VILLA; UNKNOWN SPOUSE OF HELENA GARZA; UNKNOWN SPOUSE OF ROQUE LEYVA-VILLA and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 7th day of March, 2013, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:

Commence at the Southwest corner of Section 26, Township 23 South, Range 21 East, Pasco County, Florida, and run Northerly along the West line of said Section 26, a distance of 659.81 feet to the South line of the North 1/2 of the Southwest 1/4 of the Southwest 1/4 of said Section 26; thence run Easterly along said South line 520.65 feet for a Point of Beginning, thence run North 13º40'50” East, 266 feet; thence run South 79º40' East, 403.5 feet to the Westerly right of way line of S.A.L. Railroad; thence South 32º26'18” West along said Westerly right of way line 220.40 feet; thence Westerly along the aforesaid South line of the North 1/2 of the Southwest 1/4 of the Southwest 1/4 of said Section 26, 341.6 feet to the Point of Beginning.
TOGETHER with an easement for the purpose of ingress and egress over and across a parcel of land described as follows: From the Southwest corner of Section 26, Township 23 South, Range 21 East, run Northerly along the West line of said Section 26, 659.81 feet to the South line of the North 1/2 of the Southwest 1/4 of the Southwest 1/4 of said Section 26; thence East 76.60 feet to the East right of way line of U.S. Highway #301 for a Point of Beginning, thence continue East 444.05 feet, thence North 13º40'50” East 21.61 feet, thence West 443.95 feet to the Easterly right of way of U.S. Highway #301, thence South 13º55'15” West along said Easterly right of way, 21.64 feet to the Point of Beginning.
