NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 29, 2013 and entered in Case No. 11-008707-CI of the County Court of the sixth Judicial Circuit in and for Pinellas County, Florida, wherein REGIONS BANK is Plaintiff, and 575 SOUTH DUNCAN AVENUE, LLC, a Florida limited liability company; SUSANA M. LINCOLN; SCOTT A. LINCOLN; TOWN CENTRE CONDOMINIUM ASSOCIATION, INC., a Florida not-for-profit corporation, UNKNOWN TENANTS in possession of the subject property, and ALL UNKNOWN PARTIES CLAIMING INTEREST BY THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE SUBJECT PROPERTY are Defendants, I will sell to the highest and best bidder for cash: www.pinellas.realforeclose.com, the Clerk's website for online auctions, at 10:00 AM on the 6th day of March, 2013 the following described property as set forth in said Final Judgment, to wit:
Condominium Parcel: Unit 3 East, of Towne Centre, a condominium, according to the map or plat thereof recorded in Plat Book 73 Page(s) 59, and being further described in that certain Declaration of Condominium Recorded in O.R. Book 5664, Page 1967 as refiled in O.R. Book 5667, Page 167 and as refiled in O.R. Book 5766, Page 1997 et seq., together with such additions and amendments to said Declaration and condominium plat as from time to time may be made and together with an undivided interest or share in the common elements appurtenant thereto. All as recorded in the public records of Pinellas County, Florida. The Real Property or its address is commonly known as: 575 South Duncan Avenue, Clearwater, Florida 33756.
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
