NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed January 24, 2013, and entered in Case No. 08-CA-31623-O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE TRUST 2006-AR4, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR4, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR4 UNDER THE POOLING AND SERVICING AGREEMENT DATED MARCH 1,2006., is Plaintiff and ANDREW E. WALCOTT; JOY WALCOTT; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; INDYMAC FEDERAL BANK, FSB, AS SUCCESSOR IN INTEREST TO INDYMAC BANK, FSB; WACHOVIA BANK, NATIONAL ASSOCIATION; WATERFORD LAKES TRACT N-25A NEIGHBORHOOD ASSOCIATION, INC.; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 A.M., on the 28th day of March, 2013, the following described property as set forth in said Final Judgment, to wit:
LOT 81 OF WATERFORD LAKES TRACT N-25A PHASE II, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 35, PAGE(S) 108 AND 109, OF THE PUBLIC RECORDS OF ORANGE COUNTYM, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
