NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 11th day of January, 2013, and entered in Case No. 48-2009-CA-038602-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWALT, INC., ALTERNATIVE LOAN TRUST 2005-34CB, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-34CB is the Plaintiff and STEVEN T. CAMPBELL, HUNTER'S CREEK COMMUNITY ASSOCIATION, INC., MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR COUNTRYWIDE BANK, NA, KATHLEEN M. CAMPBELL A/K/A KATHLEEN CAMPBELL and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 22nd day of March, 2013 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
LOT 105, HUNTERS CREEK TRACT 235-A, PHASE 2, AS PER PLAT THEREOF, RECORDED IN PLAT BOOK 22, PAGE 59, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
