NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed December 18, 2012, and entered in Case No. 482009CA018131A0010X, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE TRUST 2007-AR13, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-AR13 UNDER THE POOLING AND SERVICING AGREEMENT DATED MAY 1, 2007 is Plaintiff and KNUT HELSINGENG; THE UNKNOWN SPOUSE OF KNUT HELSINGENG; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT (S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; #1 TENANT; #2 TENANT; #3 TENANT; #4 TENANT the names being fictitious to account for parties in possession; VISTA CAY AT HARBOR SQUARE CONDOMINIUM ASSOCIATION, INC.; VISTA CAY AT HARBOR SQUARE MASTER ASSOCIATION, INC.; UNIVERSAL BOULEVARD PROPERTY OWNERS ASSOCIATION, INC.; are defendants. The office of Lydia Gardner, The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.myorangeclerk.realforeclosure.com, at 11:00 a.m., on the 22nd day of January, 2013, the following described property as set forth in said Final Judgment, to wit:
UNIT 40702, PHASE 2, VISTA CAY AT HARBOR SQUARE, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM, AND ALL IT ATTACHMENTS AND AMENDMENTS, AS RECORDED IN OFFICIAL RECORDS BOOK 8613, PAGE 1168, AS AMENDED TO DECLARATION AS RECORDED IN OFFICIAL RECORDS BOOK 8669, PAGE 1526, AS AMENDED BY AMENDMENT TO DECLARATION RECORDED IN OFFICIAL RECORDS BOOK 8900, PAGE 3208, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA. TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS AND ALL APPURTENANCES HEREUNTO APPERTAINING AND SPECIFIED IN SAID DECLARATION OF CONDOMINIUM.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
