Notice is hereby given pursuant to the final judgment/order entered in the above noted case, that I will sell the following property situated in Pasco County, Florida, described as:
Tract 107 - Commencing at the Southwest corner of the Northwest 1/4 of Section 29, Township 26 South, Range 22 East, Pasco County, Florida, (a 6” x 6” Conc. Mon.); thence North 00°04'44” East along the West boundary of the Northwest 1/4 of said Section 29, a distance of 1295.96 feet for the Point of Beginning; thence continue North 00°04'44” East a distance of 325.08 feet; thence South 89°10'17” East a distance of 1243.65 feet to the West boundary of Rock Pit Road; thence along a curve to the right (also along the West boundary of Rock Pit Road) a distance of 106.90 feet, having a radius of 349.84 feet, a central angle of 17°30'27”, a chord distance of 106.48 feet, and a chord bearing of South 9°45'04” East; thence South 00°59'51” East along the West boundary of Rock Pit Road a distance of 249.38 feet; thence North 87°51'57” West a distance of 1267.23 feet to the Point of Beginning. at public sale, to the highest and best bidder for cash in an online sale at www.pasco.realforeclose.com, at 11:00 a.m. on January 31, 2013. The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid. The deposit must be cash or cashier's check payable to the Clerk of the Circuit Court. Final payment must be made by 11:00 am EST on the next business day after the sale to the Clerk by cash or cashier's check.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
