NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 20th day of November 2012 and entered in Case No. 51-2009-CA-004858ES, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein BANK OF AMERICA, N.A. is the Plaintiff and RALPH H. FENSTER, UNKNOWN TENANT(S), UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF EDWARD W. FENSTER, JR. DECEASED and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF WESLEY A. GOSSETT, DECEASED IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 22nd day of January 2013 at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:

A/K/A LOT 195, CRYSTAL SPRINGS, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 2, PAGES 4 AND 5, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, AND LOT 196 OF THE TOWN OF CRYSTAL SPRINGS, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 2, PAGES 4 AND 5, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, AND THAT PART OF FORMER PARK BOULEVARD LYING EAST OF SAID LOTS AND WEST OF STATE ROAD 39.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
