NOTICE IS HEREBY GIVEN pursuant to an Amended Order Granting Motion to Reset Foreclosure Sale dated the 17th day of December, 2012, and entered in Case No. 08-9075 of the Circuit Court of the 13th Judicial Circuit in and for Hillsborough County, Florida wherein Nikki Phillips, Managing Member and CEDAR MAGNOLIA, LLC,A FLORIDA LIMITED LIABILITY COMPANY and; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREINNAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHERSAID UNKNOWN PARTIES MAY CLAIM OR INTEREST AS SPOUSES, HEIRS, DEVISES, GRANTOR,OR OTHER CLAIMANT; JOHN DOE AND JANE DOEAS UNKNOWN TENANTS IN POSSESION are Defendants.
The clerk shall sell to the highest and best bidder for cash via online option at www.realforeclose.com at 10:00 am on the 28th day of February, 2013, the following described property as set for the Final Judgment to wit:
Parcel I: (Lot 12) That part of Government Lot 5 of Section 17, Township 30 South, Range 20 East, described as follows: From the southeast corner of Lot 10 of Peru Sub., according to the map or plat thereof as recorded in Plat Book 1, page 13, Public Records of Hillsborough County, Florida; run Southeasterly 91.29 feet along the Southeasterly extension of the Northerly boundary of Cedar Street, for a Point of Beginning; thence Northeasterly 104.7 feet, parallel with the Easterly boundary of said Lot 10; thence Southeasterly 73 feet more or less to the waters of canal; thence Southwesterly 104.7 feet, more or less, parallel with the easterly boundary of said Lot 10, to intersection with the Southeasterly extension of the Northerly boundary of Cedar Street; thence Northwesterly 73 feet, more or less to the P.O.B.
Parcel II: (Lot 13) That part of Government Lot 5 of Section 17, Township 30 South, Range 20 East, described as follows: From the southeast corner of Lot 10 of Peru Sub., according to the map or plat thereof as recorded in Plat Book 1, page 13, Public Records of Hillsborough County, Florida; run Southeasterly 31.29 feet, along the Southeasterly extension of the Northerly boundary of Cedar Street, for a Point of Beginning; thence continue Southeasterly 60 feet, along said Southeasterly extension of the Northerly boundary of Cedar Street; thence Northeasterly 104.7, parallel with the Easterly boundary of said Lot 10; thence Northwesterly 60 feet, parallel to and at a distance of 104 feet from the Southeasterly extension of the Southerly boundary of Magnolia Street: thence Southwesterly 104.7 feet to the P.O.B.
Parcel III: That part of Government Lot 5 of Section 17, Township 30 South, Range 20 East, Hillsborough County, Florida, described as follows: From the Northeast corner of Lot 10 of Peru Sub.; thence Southeasterly 31.29 feet along the Southeasterly extension of the Southerly boundary of Magnolia Street for a Point of Beginning; thence Southwesterly 104 feet parallel to the Easterly boundary of said Lot 10; thence Southeasterly 60 feet parallel with the Southeasterly extension of the Southerly boundary of Magnolia Street; thence Northeasterly 104 feet, parallel with the Easterly boundary of said Lot 10; thence Northwesterly 60 feet to Point of Beginning.
Parcel IV: That part of Government Lot 5 of Section 17, Township 30 South, Range 20 East, described as follows: From the Northeast corner of Lot 10 of Peru Sub., according to map or plat thereof recorded in Plat Book 1, Page 13 of Public Records of Hillsborough County, Florida, run Southeasterly 91.29 feet. along the Southeasterly extension of the Southerly boundary of Magnolia Street for a Point of Beginning; thence Southwesterly 104 feet parallel with the Easterly boundary of said Lot 10; thence Southeasterly 73 feet more or less, parallel with the Southeasterly extension of Magnolia Street to waters of canal; thence Northeasterly 106 feet more or less, along the waters of canal to intersection with the Southeastern extension of Magnolia Street; thence Northwesterly 58 feet more or less, to Point of Beginning.
Any person claiming an interest in the surplus from the sale if any, other than the property owned as of the date of the Lis Pendens must file a claim within 60 days after the sale.
