NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 4th day of December 2012 and entered in Case No. 2007-CA-003261-XXXX-ES, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein U.S. BANK, NATIONAL ASSOCIATION, AS TRUSTEE, is the Plaintiff and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED, AS A NOMINEE FOR MORTGAGEIT, INC., NEW RIVER HOMEOWNERS' ASSOCIATION, INC., DORIS GUZMAN, OSCAR GUZMAN and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 28th day of January 2013 at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 29, BLOCK 16 OF NEW RIVER LAKES VILLAGE “A8”, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 51, PAGE (S) 78 TO 83, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
