NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 19th day of December, 2012, and entered in Case No. 51-2010-CA-000857WS, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein GMAC MORTGAGE, LLC is the Plaintiff and AMBER LAUSBERG; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED, AS A NOMINEE FOR QUICKEN LOANS, INC.; AUGUST F. LAUSBERG A/K/A AUGUST F. LAUSBERG, SR.; UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 4th day of February, 2013, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 30, HUDSON BEACH ESTATES UNIT ONE-THIRD ADDITION, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 6, PAGE 61, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA; LESS
COMMENCE AT THE SOUTHWEST CORNER OF LOT 30, THENCE RUN EAST A DISTANCE OF 5.00 FEET ALONG THE SOUTH LINE OF SAID LOT 30, THENCE RUN NORTHWESTERLY TO THE NORTHWEST CORNER OF SAID LOT 30, THENCE RUN SOUTH ALONG THE WEST LINE OF SAID LOT 30, A DISTANCE OF 100.00 FEET TO THE POINT OF BEGINNING. THE EASTERLY FIVE FEET OF LOT 30 BEING SUBJECT TO AN EASEMENT FOR DRAINAGE TO PASCO COUNTY ACCORDING TO O.R. BOOK 1457, PAGE 347, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
