That Part of Lot 1, Block 2 of VILLAGE XVIII, UNIT 1 OF CARROLLWOOD VILLAGE PHASE III, as per plat thereof, recorded in Plat Book 53, Page 59, of the Public Records of Hillsborough County, Florida. Being further described as follows: begin at the most easterly corner of said Lot 1; thence south 43Ëš 37' 45'' west 91.18 feet to a curve concave northerly and having a radius of 25.00 feet; thence westerly along said curve 39.27 feet through a central angle of 90Ëš 00'00'' (chord south 88Ëš 37' 45'' west, 35.36 feet) thence north 46Ëš22'15'' west 31.72 feet, thence north 53Ëš 00' 00'' east, 114.54 feet, thence south 51Ëš 07'08'' east, 38.20 feet to the point of beginning.
