NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 21st day of June, 2013, and entered in Case No. 48 2010 CA 001467 O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein WELLS FARGO BANK, N.A. is the Plaintiff and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF GUADALUPE D. PERALES, DECEASED; AUDUBON VILLAS AT HUNTER'S CREEK CONDOMINIUM ASSOCIATION, INC.; HUNTER'S CREEK COMMUNITY ASSOCIATION, INC.; MICHAEL JOSEPH PERALES; S. LYNDA GERACI A/K/A SYLVIA LYNDA GERACI, INDIVIDUALLY AND AS PERSONAL REPRESENTATIVE OF THE ESTATE OF GUADALUPE D. PERALES, DECEASED; UNKNOWN TENANT(S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 25th day of July, 2013 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit
UNIT 911, BUILDING 9, OF AUDUBON VILLAS AT HUNTER'S CREEK, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF, AS RECORDED IN 0. R. BOOK 8359, PAGE 4679, AND ANY AMENDMENTS THERETO, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
