NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated June 25, 2013, 2013, and entered in Case No. 2009 CA 021892 NC, of the Circuit Court of the 12th Judicial Circuit in and for SARASOTA County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2006-AR14, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR14 UNDER THE POOLING AND SERVICING AGREEMENT DATED OCTOBER 1, 2006 is Plaintiff and DEAN DOUGHERTY; KATHRYN DOUGHERTY; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.sarasota.realforeclose.com, at 9:00 A.M., on the 30 day of July, 2013, the following described property as set forth in said Final Judgment, to wit:
THE EAST 9 FEET OF LOT 11, ALL OF LOTS 13, 15, 17, BLOCK “J”, RIDGEWOOD SUBDIVISION, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 1, PAGE 132 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, TOGETHER WITH THE FOLLOWING DESCRIBED PARCEL:
BEGIN AT THE NORTHEAST CORNER OF LOT 17, BLOCK “J” SAID RIDGEWOOD SUBDIVISION, RUN EAST ALONG THE NORTH LINE OF SAID LOT 17 EXTENDED 6.6 FEET; THENCE SOUTH 142.2 FEET TO A POINT ON THE SOUTH LINE OF SAID BLOCK “J” EXTENDED, THENCE WEST ALONG THE SOUTH LINE OF SAID BLOCK “J” EXTENDED 6.5 FEET TO THE SOUTHEAST CORNER OF SAID LOT 17; THENCE NORTH ALONG THE EAST LINE OF SAID LOT 17, 142.2 FEET TO THE POINT OF BEGINNING, LYING AND BEING IN RIDGEWOOD SUBDIVISION, PER PLAT THERE OF RECORDED IN PLAT BOOK 1, PAGE 132, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, TOGETHER WITH AND EASEMENT TO THE GRANTEES, THEIR HEIRS AND ASSIGNS, FOR PEDESTRIAN TRAFFIC ONLY, FOR THE PURPOSE OF ACCESS TO AND FROM PHILLIPPI CREEK, UPON AND OVER THE FOLLOWING PROPERTY:
BEGIN AT THE NORTHEAST CORNER OF LOT 18, BLOCK “I” RIDGEWOOD SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 132, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, AND RUN THENCE NORTH 10 FEET; RUN THENCE EAST AND PARALLEL WITH THE NORTH LINE OF SAID BLOCK “I” EXTENDED TO THE WATERS OF PHILLIPI CREEK; RUN THENCE SOUTHERLY ALONG THE WATERS OF PHILLIPPI CREEK TO A POINT ON THE NORTH LINE OF SAID BLOCK “I” EXTENDED; RUN THENCE WEST ALONG THE NORTH LINE OF SAID BLOCK “I” EXTENDED TO THE POINT OF BEGINNING.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
