Notice is hereby given that pursuant to the Uniform Final Judgment of Foreclosure entered on July 2, 2013 in Case No. 51-2013-CA-001440-CAAX-ES of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, in which YAWER M. NENSEY, TASNEEM Y. NENSEY, and ZEPHYRHILLS PROFESSIONAL CENTER PROPERTY OWNERS' ASSOCIATION, INC. are Defendants, the Pasco County Clerk of the Court, will sell at public sale the real property in Pasco County, Florida:
PARCEL 2:
The East 78.68 feet of the West 205.57 feet of Tract 1, less the South 100.00 feet thereof, and less the North 15 feet thereof for Daugherty Road right-of-way, said Parcel 2 being subject to an easement for utilities over and across the South 10.00 feet thereof; also being subject to and together with an easement for drainage in common with others over and across the North 70.00 feet of the South 170.00 feet of the East 311.84 feet of the West 341.84 feet of said Tract 1, and being further subject to an together with an easement for parking and access in common with others over and across the East 321.84 feet of the West 351.84 feet of said Tract 1, less the South 225.00 feet thereof, and less the North 15.00 feet thereof, said Tract 1, being of the map or plat of ZEPHYRHILLS COLONY COMPANY LANDS, in Section 3, Township 26 South, Range 21 East, as recorded in Plat Book 2, Page 6, public records of Pasco County, Florida.

Lot 2, EAST PASCO PROFESSIONAL CENTER PLAZA, according to the map or plat thereof, as recorded in Plat Book 63, Pages 1 through 3, of the Public Records of Pasco County, Florida.
The sale will be held on September 3, 2013, to the highest and best bidder for cash at: https://www.pasco.realforeclose.com in accordance with § 45.031, Fla. Stat. Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within sixty (60) days after the sale.
