NOTICE IS HEREBY GIVEN that pursuant to the Final Judgment of Foreclosure entered on June 3, 2013, in Case No. 2011-CA-006893 of the Circuit Court of the Twelfth Judicial Circuit for Manatee County, Florida, in which Regions Bank, Successor by Merger with AmSouth Bank, is Plaintiff, and Richard T. Conard, et al., are Defendants, I will sell to the highest and best bidder for cash, online via the internet at www.manatee.realforeclose.com, at 11:00 am or as soon thereafter as the sale may proceed, on the 7th day of August, 2013, the following described real property as set forth in said Final Judgment, to wit:
COMMENCE AT THE NORTHWEST CORNER OF THE NORTHEAST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 19, TOWNSHIP 34 SOUTH, RANGE 17 EAST, MANATEE COUNTY, FLORIDA; THENCE NORTH 89Ëš58'50” EAST, 15 FEET; THENCE NORTH 00Ëš28'30” WEST, 15,9 FEET FOR THE POINT OF BEGINNING; THENCE NORTH 89Ëš17'30” EAST, 236.54 FEET; THENCE NORTH 46Ëš24'30” EAST, 408.0 FEET TO AN IRON PIPE ON THE SHORELINE OF THE MANATEE RIVER; THENCE NORTH 43Ëš50'10” WEST, ALONG SAID SHORELINE, 155.81 FEET TO AN IRON PIPE ON THE SOUTHERLY LINE OF A TRACT OF LAND DESCRIBED IN OFFICIAL RECORDS BOOK 205 PAGE 760, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, THENCE SOUTH 68Ëš28'14” WEST, 330.32 FEET MORE OR LESS TO AN IRON PIPE; THENCE SOUTH 88Ëš00' WEST, 104.68 FEET; THENCE SOUTH 00Ëš28'30” EAST, 272.10 FEET TO THE POINT OF BEGINNING.
LESS ROAD RIGHT-OF-WAY WITHIN 20 FEET EASTERLY OF THE CENTERLINE OF 71ST STREET N.W. AS DEED TO MANATEE COUNTY IN OFFICIAL RECORDS BOOK 236, PAGE 618, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
Any person or entity claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on the same with the Clerk of Court within 60 days after the foreclosure sale.
