NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 18, 2013, and entered in 2008 CA 007356 SC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS TRUSTEE FOR DEUTSCHE ALT-B SECURITIES MORTGAGE LOAN TRUST, SERIES 2006-AB2 MORTGAGE PASS-THROUGH CERTIFICATES, is the Plaintiff and FRANK NADELL; JOHN DOE N/K/A RYAN SMITH; NOVASTAR MORTGAGE, INC.; SOUTH VENICE CIVIC ASSOCIATION, INC.; THERESA M. NADELL A/K/A THERESA NADELL are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.sarasota.realforeclose.com, at 09:00 AM on August 23, 2013, the following described property as set forth in said Final Judgment, to wit:
LOT 14414 AND 14415, SOUTH VENICE, UNIT 55, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 7, PAGE 22, OF THE PUBLIC RECORS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
