NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated May 24, 2013, and entered in 2010 CA 002788 NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE, IN TRUST FOR THE REGISTERED HOLDERS OF AMERIQUEST MORTGAGE SECURITIES INC., QUEST TRUST 2005-X1, ASSET BACKED CERTIFICATES, SERIES 2005-X1, is the Plaintiff and CHARLES WAGENSEIL; LYNN WAGENSEIL; STELLA G. EARL AS TRUSTEE OF THE THAD J. EARL, M.D., P.C. & MELTEX, INC. DEFINED BENEFIT PENSION PLAN are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.sarasota.realforeclose.com, at 09:00 AM on June 28, 2013, the following described property as set forth in said Final Judgment, to wit:
A PART OF BLOCK 3, AMENDED PLAT OF ENGLEWOOD PARK, AS RECORDED IN PLAT BOOK 2, PAGE 2, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, NOW RECORDED IN PLAT BOOK A, PAGE 28, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHWEST CORNER OF LOT 15, BLOCK 2; THENCE SOUTH, 40 FEET TO THE NORTH BOUNDARY OF SAID BLOCK 3; THENCE SOUTH, ALONG THE EXTENSION OF THE EAST RIGHT-OF-WAY OF WINSON AVENUE, 140.0 FEET FOR A POINT OF BEGINNING; THENCE EAST, PARALLEL WITH THE NORTH BOUNDARY OF SAID BLOCK 3, 132.5 FEET; THENCE SOUTH PARALLEL WITH THE EXTENSION OF THE EAST RIGHT-OF-WAY LINE OF WINSON AVENUE, 70.00 FEET; THENCE WEST, PARALLEL WITH THE NORTH BOUNDARY OF SAID BLOCK 3, 132.5 FEET TO THE INTERSECTION WITH THE EXTENSION OF THE EAST RIGHT-OF-WAY LINE OF WINSON AVENUE; THENCE NORTH, ALONG SAID EXTENSION OF THE EAST RIGHT-OF-WAY OF WINSON AVENUE, 70.0 FEET TO THE POINT OF BEGINNING; ALL LYING AND BEING IN SECTION 36, TOWNSHIP 40 SOUTH, RANGE 19 EAST, OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
