NOTICE IS HEREBY GIVEN that pursuant to the “Final Judgment on Verified Complaint” (the “Final Judgment”), entered in the above-styled action in the Thirteenth Judicial Circuit Court, in and for Hillsborough County, Florida, the Clerk of Hillsborough County will sell the property situated in Hillsborough County, Florida, as described in the attached Exhibit “A,” to the highest bidder, for cash, online at www.hillsborough.realforeclose.com, on July 30th, 2013, at 10:00 a.m.

A parcel of land lying in the Southeast 1/4 of Section 10, Township 28 South, Range 17 East, Hillsborough County, Florida described as follows: From the Southeast corner of Section 10, Township 28 South, Range 17 East, Hillsborough County, Florida; run thence N 00Ëš21'33" E for a distance of 535.61 feet along the East boundary of said Section 10; thence N 89Ëš40'49" W along the North boundary line of Sheldon West, a condominium filed in Condominium Plat Book 2, Page 25, Public Records of Hillsborough County, Florida and the Easterly extension thereof; for a distance of 362.96 feet; thence S 84Ëš52'59" W for a distance of 155.06 feet along the North boundary of Lots 6, 7 and 8 of said Sheldon West; thence N 89Ëš54'05" W for a distance of 110.68 feet along the North boundary of Lots 8, 9 and 10 of said Sheldon West; thence N 00Ëš21'33" E 455.78 feet along the West boundary of the East 630.00 feet of the Southeast 1/4 of said Section 10 (in part along the East boundary of Cypress Park Garden Homes, a condominium filed in Condominium Plat Book 5, Page 33, Public Records of Hillsborough County, Florida); thence S 89Ëš38'27" E for a distance of 40.00 feet to the Northwest building corner at the outside face of block; thence S 00Ëš21'33" W along the outside West face of block wall of said building for a distance of 76.00 feet to the Westerly prolongation of the centerline of a 0.40 foot wide fire wall; thence S 89Ëš38'27" E along said Westerly prolongation for a distance of 0.67 feet to the Point of Beginning; thence S89Ëš38'27" E continuing along said Westerly prolongation for a distance of 58.66 feet to the inside East face of block wall of aforementioned building; thence S 00Ëš21'33" W along the said inside East face for a distance of 49.58 feet to the centerline of a 0.40 foot wide fire wall; thence N 89Ëš38'27" W along said centerline for a distance of 58.66 feet to the inside West face of aforementioned building; thence N 00Ëš21'33" E along said inside West face for a distance of 49.58 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
