NOTICE IS HEREBY GIVEN pursuant to an Order Rescheduling Foreclosure Sale filed May 30, 2013, and entered in Case No. 2012-CA-011504-O, of the Circuit Court of the 9th Judicial Circuit in and for ORANGE County, Florida. JPMORGAN CHASE BANK, NATIONAL ASSOCIATION is Plaintiff and RAUL ADROVER; LEIDA ORTIZ; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; CHELSEA PARC HOMEOWNER'S ASSOCIATION, INC.; are defendants. COMMENCE AT THE SOUTHWEST CORNER OF THE SOUTHEAST 1/4 OF THE NORTHWEST 1/4 OF SECTION 21, TOWNSHIP 27 SOUTH, RANGE 31 EAST, ORANGE COUNTY, FLORIDA; RUN THENCE SOUTH 88º30'36” EAST ALONG THE SOUTH LINE OF THE SOUTHEAST 1/4 OF THE NORTHWEST 1/4 OF SAID SECTION 21, A DISTANCE OF 187.58 FEET FOR A POINT OF BEGINNING; RUN THENCE NORTH 10º46'39'' WEST A DISTANCE OF 137.40 FEET TO A POINT ON A CURVE CONCAVE NORTHWESTERLY, HAVING A RADIUS OF 325.00 FEET; FROM A CHORD BEARING NORTH 81°27'26” EAST, RUN NORTHEASTERLY ALONG THE ARC OF SAID CURVE THROUGH A CENTRAL ANGLE OF 4º28'1O'' , A DISTANCE OF 25.35 FEET TO A POINT OF TANGENCY; THENCE NORTH 79º13'21” EAST A DISTANCE OF 10.67 FEET; THENCE SOUTH 10°46'39” EAST A DISTANCE OF 164.24 FEET TO THE SOUTH LINE OF THE SOUTHEAST 1/4 OF THE NORTHWEST 1/4 OF SAID SECTION 21; THENCE NORTH 88º30'36” WEST ALONG SAID SOUTH LINE, A DISTANCE OF 36.84 FEET TO THE POINT OF BEGINNING.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
