NOTICE IS HEREBY GIVEN pursuant to an Order Resetting Foreclosure Sale dated the 26th day of February, 2013, and entered in Case No. 48-2010-CA-017692-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS TRUSTEE FOR NAAC 2007-2 is the Plaintiff and JULIO A MONCADA, JR. A/K/A JULIO A MONCADA, CAROLYN J MONCADA and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 4th day of April, 2013 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:

BEGINNING AT THE SOUTHWEST CORNER OF LOT 13 THENCE N. 32º15'02” W. 137.44 FEET TO THE NORTHWEST CORNER OF SAID LOT 13; THENCE RUN S. 89º14'44” E. 78.0 FEET ALONG THE NORTH LINE OF SAID LOT 13; THENCE RUN S. 8º58'10” E. 109.67 FEET TO THE SOUTHERLY LINE OF SAID LOT 13; THENCE RUN SOUTHWESTERLY ALONG SAID SOUTHWESTERLY LINE OF LOT 13 BEING 45.0 FOOT RADIUS CURVE TO THE LEFT THRU A CENTRAL ANGLE OF 29º21'46” AN ARC DISTANCE OF 23.06 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
