NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed February 25, 2013 entered in Civil Case No. 2009-CA-022594-O of the Circuit Court of the NINTH Judicial Circuit in and for Orange County, Orlando, Florida, the Clerk of Court will sell to the highest and best bidder for cash www.myorangeclerk.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 1st day of April, 2013 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Begin 2,995 feet South of the Northwest corner of Section 28, Township 24 South, Range 31 East; Thence run South 290.0 feet; Thence East to Lake Hart; Thence North 290 feet; Thence West to Point of Beginning, being the South 290 feet of the North 600.00 feet of Government Lot 2, Less the West 30 feet (Also known as the South 290.0 feet of the North 3,285.0 feet of the West Quarter of Section 28, Township 24 South, Range 31 East, West of Lake, Less 30.00 foot road right-of-way).
Less the following description:
Begin 3,140.00 feet South of the Northwest corner of Section 28, Township 24 South, Range 31 East; Thence run South 145.0 feet; Thence run East 1,290.0 feet; Thence run North 145.0 feet; Thence run West to Point of Beginning (Less the West 30.0 feet for road) together with an easement of 15.0 feet in width for access to the canal which lies to the North.
And, from a point 3,140.0 feet South of the Northwest corner of Section 28, Township 24 South, Range 31 East, Orange County, Florida; Run East 858.19 feet for the Point of Beginning of this description; Run thence North 13 degrees 18 minutes 18 seconds West 59.47 feet; Thence North 88 degrees 07 minutes 42 seconds East 445.73 feet; South 72.27 feet to a point 3,140.0 feet South and 1,290.0 feet East of the Northwest corner of aforesaid Section 28, Township 24 South, Range 31 East; Thence run West 431.81 feet to the Point of Beginning.
And begin 2,995.0 feet South of the Northwest corner of Section 28, Township 24 South, Range 31 East; Thence run South 130.0 feet; Thence East 366.0 feet; Thence North 130.0 feet; Thence West 366.0 feet to the Point of Beginning; Less the West 30 feet for road right-of-way, according to the Public Records of Orange County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
