NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 12th day of February, 2013, and entered in Case No. 52-2010-CA-002914, of the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein BANK OF AMERICA, N.A. is the Plaintiff and JACOB V. BASMAJIAN A/K/A JACOB BASMAJIAN, ELIZABETH SHAMIRIAN, CHATEAU TOWER, INC. and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 1st day of April, 2013, at 10:00 AM on Pinellas County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
THAT CERTAIN CONDOMINIUM PARCEL COMPOSED OF UNIT NO. 404 OF CHATEAU TOWER, A CONDOMINIUM AND AN UNDIVIDED INTEREST OR SHORE IN THE COMMON ELEMENTS APPURTENANT THERETO, IN ACCORDANCE WITH AND SUBJECT TO THE COVENANTS CONDITIONS RESTRICTIONS EASEMENTS TERMS AND OTHER PROVISIONS OF THE DECLARATION OF CONDOMINIUM, AS RECORDED IN O. R. 5021 PAGE 1302 AND ANY AMENDMENTS THERETO, ANDTHE PLAT THEREOF, AS RECORDED IN CONDOMINIUM PLAT BOOK 41, PAGES 92 THROUGH 96,PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
BEING THAT PARCEL OF LAND CONVEYED TO ELIZABETH SHAMIRIAN AND JACOB V. BASMAJIAN WIFE AND HUSBAND FORM WILLIAM E. REISCHMANN, SR. TRUSTEE OF THE LLOYD A. MOORE LIVING TRUST AGREEMENT DATED MAY 19, 1988 BY THAT DEED DATED 12/01/2006 AND RECORDED 12/07/2006 IN DEED BOOK 15517 AND PAGE 815 OF THE PINELLAS COUNTY, FL PUBLIC REGISTRY.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
