NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure entered in the above-entitled case on March 11, 2013, in the Thirteenth Judicial Circuit Court of Hillsborough County, Florida, the Clerk of Court will sell to the highest bidder for cash at an online sale at the following website: www.hillsborough.realforeclose.com, at 10:00 on the 29th day of April, 2013, the following property set forth in the Uniform Final Judgment of Foreclosure:

Lots 2 and 3, Block 10, Suburb Royal, according to the map or plat thereof recorded in Plat Book 14, Page 11, of the public records of Hillsborough County, Florida.
AND
That part of the East 330.89 feet of the West 661.78 feet of the Northeast 1/4 of the Southeast 1/4 of Section 31, Township 28 South, Range 20 East, Hillsborough County, Florida, lying South of Frontage Road and North of State Road 400 (1-4), LESS that part deeded to the State of Florida in O.R. Book 3653, Page 1006 and LESS that part taken for road right-of-way by Order of Taking recorded in O.R. Book 8464, Page 642, both of the Public Records of Hillsborough County, Florida.
AND
That part of the Southeast 1/4 of the Northeast 1/4 of Section 31, Township 28 South, Range 20 East, lying South of Sub Main “A” Drainage Canal, and that part of the West 661.78 feet of the Northeast 1/4 of the Southeast 1/4 of Section 31, Township 28 South, Range 20 East, lying North of Frontage Road, all lying and being situated in the County of Hillsborough and State of Florida.
AND
The West 235.15 feet of the South 559.22 feet of the Southwest 1/4 of the Northwest 1/4 of Section 32, Township 28 South, Range 20 East, LESS right-of-way for Frontage Road, all lying and being situated in the County of Hillsborough and State of Florida (hereinafter, collectively the “Land”).
AND TOGETHER WITH:
(i) (a) the improvements; (b) all estates, easements, interests, licenses, rights and lilies of Borrower in and to or benefiting the land; (c) all estates, easements, interests, licenses, rights and titles, if any, of Borrower in and to the Mortgaged Property lying in all present or future roads and sidewalks, in front of, or adjoining, the land, and in and to any strips or gores of real estate adjoining the land; (d) all passages, waters, water rights, water courses, riparian rights, other rights appurtenant to the land, as well as any after-acquired title, franchise or license, and the reversions and remainders thereof; and (e) all estates, easements, licenses, interests, rights and titles appurtenant or incident to the foregoing; (ii) the Personal Property; and (iii) all other estates, easements, licenses, interests, rights and titles which Borrower now has, or at any time hereafter acquires, in and to the land, the Improvements, the Personal Property, and all property which is used or useful in connection therewith, including without limitation (a) all proceeds payable in lieu of or as compensation for loss or damage to any of the foregoing; (b) all awards for a taking or for degradation of value in any eminent domain proceeding involving any of the foregoing; and (c) the proceeds of any and all insurance (including without limitation, title insurance) covering the land, the improvements, the Personal Property, and any of the foregoing.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK WITHIN 60 DAYS AFTER THE SALE.
