NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 25th day of February, 2013, and entered in Case No. 29-2008-CA-020871, of the Circuit Court of the 13TH Judicial Circuit in and for Hillsborough County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION AS TRUSTEE FOR J.P. MORGAN MORTGAGE ACQUISITION TRUST 2006-NC1, ASSET BACKED PASS-THROUGH CERTIFICATES, SERIES 2006-NC1 is the Plaintiff and JAIME VILLAMIL; NEW CENTURY MORTGAGE CORPORATION; UNKNOWN SPOUSE OF JAIME VILLAMIL N/K/A IVONNE VILLAMIL and UNKNOWN TENANT (S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.hillsborough.realforeclose.com, the Clerk's website for on-line auctions at, 10:00 AM on the 15th day of April, 2016, the following described property as set forth in said Final Judgment, to wit:

A part of Lot 13, Block 1, OAK VIEW TERRACE, PHASE 1, as recorded in Plat Book 55, Page 48, Public Records of Hillsborough County, Florida, said part being more particularly described as follows: Begin at the Southeast corner of said Lot 13, also being the Northeast corner of Lot 14, Block 1, of the aforesaid OAK VIEW TERRACE, PHASE 1, run thence N. 89 degrees 57' 33” West, 120.00 feet along the South boundary of said Lot 13 to the Southwest corner thereof; thence North 00 degrees 02' 27” East, 130.72 feet along West boundary of said Lot 13; thence leaving said West boundary, South 52 degrees 42' 15” East, 113.67 feet; thence South 37 degrees 17' 45” West, 4.50 feet; thence S. 52 degrees 42' 15” East, 47.99 feet to a point on the Easterly boundary of the aforesaid Lot 13; thence along said Easterly boundary, Southerly 30.07 feet along the arc of a curve to the left having a radius of 75.00 feet and a central angle of 22 degrees 58' 29” (chord bearing S. 11 degrees 31' 42” West, 29.87 feet) to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
