NOTICE IS HEREBY GIVEN pursuant to an Order or Final Judgment of Foreclosure dated March 19, 2013, and entered in Case No. 2012 CA 005252 NC of the Circuit Court of the 12TH Judicial Circuit in and for SARASOTA County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES, FIRST HORIZON MORTGAGE PASS-THROUGH CERTIFICATES SERRIES (FHAMS 2007-AA1), BY FIRST HORIZON HOME LOANS, A DIVISION OF FIRST TENNESSEE BANK NATIONAL ASSOCIATION, MASTER SERVICER, IN ITS CAPACITY AS AGENT FOR THE TRUSTEE UNDERT THE POOLING AND SERVICING AGREEMENT is the Plaintiff and, PATRICIA L. PASSERI; and UNKNOWN SPOUSE OF PATRICIA L. PASSERI; and SUNTRUST BANK; and UNKNOWN TENANT #1 N/K/A JOHN RULLMAN are the Defendants, the clerk shall sell to the highest and best bidder for cash www.sarasota.realforeclose.com, the Clerk's website for on-line auctions, at 9:00 A.M. on the 24th day of April, 2013, the following described property as set forth in said Order of Final Judgment, to wit:
THE EAST 1/2 OF THE WEST 1/2 OF LOT 90, MISSION VALLEY ESTATES, SECTION B-1, AS RECORDED IN PLAT BOOK 13, PAGES 7, 7A AND 7B, OF the Public Records of Sarasota County, Florida.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
