NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 21 day of March, 2013, and entered in Case No. 36-2008-CA-023435, of the Circuit Court of the 20TH Judicial Circuit in and for Lee County, Florida, wherein AURORA LOAN SERVICES, LLC. is the Plaintiff and TERESA E WALKER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED AS NOMINEE FOR GUARANTEED RATE, INC., UNKNOWN TENANT(S) and UNKNOWN SPOUSE OF TERESA E WALKER IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.Lee.realforeclose.com at, 9:00 AM on the 22 day of April, 2013, the following described property as set forth in said Final Judgment, to wit:

Legal Description
A lot or parcel of land lying in the Southeast quarter (SE 1/4) of the Southeast quarter (SE 1/4) of Section 32, Township 47 South, Range 25 East, Lee County, Florida, which lot or parcel is described as follows:
From the Southeast corner of said section approximating the center line of Bonita Beach Road (State Road No. S. 865) on an assumed bearing of West, for a distance of 665 feet; thence deflect 89 degrees 46 minutes 30 seconds to the right (North 0 degrees 13 minutes 30 seconds West) and run Northerly, parallel with the East line of said Section, along the center line of Imperial River Road 130 feet wide for a distance of 670 feet; thence deflect 90 degrees 13 minutes 30 seconds to the right and run Easterly (East), parallel with the south line of said Section a distance of 65 feet to a concrete monument on the East line of said road and the point of beginning. From said point of beginning, continue Easterly (East) parallel with said south line along the North line of a roadway 50 feet wide a distance of 120 feet; thence run Northerly (North 00 degrees 13 minutes 30 seconds West,) parallel with said East line of said section a distance of 47 feet; thence Westerly (West), parallel with said South line of said section , a distance of 120 feet to a point on the East line of said Imperial River Road; thence run Southerly (South 00 degrees 13 minutes 30 seconds) parallel with said East line of said Section along said East line of said road for a distance of 47 to the point of beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
