NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 25th day of January, 2013, and entered in Case No. 41-2010-CA-001485, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein U.S. BANK, NATIONAL ASSOCIATION, AS TRUSTEE OF MASTR ADJUSTABLE RATE MORTGAGES TRUST 2007-3 is the Plaintiff and PATRICIA A. GODFREY; UNKNOWN SPOUSE OF PATRICIA A. GODFREY; UNKNOWN TENANT(S); IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 28th day of May, 2013, the following described property as set forth in said Final Judgment, to wit:

PARCEL 1: The East 327.00 feet of the following described parcel: The North 133.30 feet of the South 345.80 feet of the SE 1/4 of the NE 1/4 of the SW 1/4 of Section 31, Township 33 South, Range 18 East, Manatee County, Florida, LESS the East 42.0 feet for county road right of way as described in OR Book 1186, page 3967, Public Records of Manatee County, Florida. SUBJECT to an easement for ingress and egress over the North 20.0 feet thereof.

PARCEL 2: The North 133.30 feet of the South 345.80 feet of the SE 1/4 of the NE 1/4 o the SW 1/4 of Section 31, Township 33 South, Range 18 East, Manatee County, Florida, LESS the East 42.0 feet thereof for county road right of way, Public Records of Manatee County, Florida, and LESS the East 327.00 feet thereof.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
