NOTICE IS HEREBY given that pursuant to a Final Judgment in Foreclosure filed in the above-entitled cause in the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, I will sell by electronic sale at www.lee.realforeclose.com, pursuant to Chapter 45, Florida Statutes, to the highest bidder for cash at 9:00 A.m., on the 3 day of July, 2013, that certain parcel of real property situated in Lee County, Florida, described as follows:
Unit No. 3 in Building No. 5202, Phase No. 2, The Village of Cedarbend, and more particularly described as follows:
A tract of land being a part of “The Village of Cedarbend”, located in the Southeast quarter of the Southwest quarter of Section 2 and the Northeast quarter of the Northwest quarter of Section 11, all in Township 45 South, Range 24 East, City of Ft. Myers, Lee County, Florida, being more particularly described as follows:
Commencing at the Northwest corner of the Northeast quarter of the Northwest quarter of said Section 11; run thence North 89 degrees 00' 04” East along the North line of said Section 11 for 384.40 feet; thence run Northwesterly for 297.46 feet on the arc of a curve concave Northeasterly having a radius of 220.00 feet (chord bearing North 3 degrees 49' 57” West, chord distance 275.31 feet); thence run North 34 degrees 54' 07” East for 64.34 feet; thence run North 55 degrees 05' 53” West for 83.00 feet to the Point of Beginning; thence run South 34 degrees 54' 07” West for 31.33 feet; thence run North 55 degrees 05' 52” West for 36.66 feet; thence run North 34 degrees 54' 07” East for 31 .33 feet; thence run South 55 degrees 05' 53” East for 36.66 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within sixty (60) days after the sale.
