NOTICE IS HEREBY GIVEN pursuant to a Final Judgment dated October 16, 2012, entered in Case No.:10-CA-19345 of the Circuit Court in and for Hillsborough County, Florida, wherein LUIS R.SEPULVEDA; UNKNOWN SPOUSE OF LUIS R. SEPULVEDA; RIVER OAKS CONDOMINIUM IIIASSOCIATION, INC., and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. are theDefendants, that the Clerk of the Court shall sell the subject property at public sale on June 19, 2013 to thehighest bidder for cash, except as prescribed in Paragraph 7, conducted electronically online athttp://www.hillsborough.realforeclose.com. All electronic sales will begin at 10:00 a.m. and continue untilall scheduled sales have been completed. The following described real property as set forth in the FinalJudgment will be sold: ATTACHED AS EXHIBIT “A”

That certain parcel consisting of Unit 205, as shown on Condominium Plat of River Oaks Condominium III, Phase II, a Condominium according to Condominium Plat Book 4, Page 11, and as amended in Condominium Plat Book 4, Page 34, and as further amended in Condominium Plat Book 4, Page 39, of the Public Records of Hillsborough County, Florida; and being further described in that certain Declaration of Condominium filed November 2, 1981, in O.R. Book 3875, Page 209 through 297 inclusive, and as amended in O.R. Book 3944, Page 399, and as further amended in O.R. Book 3944, Page 445, and as further amended in O.R. Book 3944, Page 30, of the Public Records of Hillsborough County, Florida; together with the exhibits attached thereto and made part thereof; and together with an undivided share in the common elements appurtenant thereto.
NOTICE ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
