NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered May 3, 2013 in Civil Case No. 2012-CA-001368-O of the Circuit Court of the NINTH Judicial Circuit in and for Orange County, Florida, wherein U.S. BANK TRUST, N.A., AS TRUSTEE FOR LSF7 NPL II TRUST is Plaintiff and MICHELLE BONILLA A/K/A MICHELLE A. BONILLA, LARAINE FRAHM, VALERIE M. BROWN, UNITED STATES OF AMERICA DEPARTMENT OF THE TREASURY-INTERNAL REVENUE SERVICE, BAYSHORE AT VISTA CAY CONDOMINIUM ASSOCIATION, INC., UNIVERSAL BOULEVARD PROPERTY OWNERS ASSOCIATION, INC., VISTA CAY AT HARBOR SQUARE MASTER COMMUNITY ASSOCIATION, INC., MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC AS NOMINEE FOR SUNTRUST MORTGAGE INC., UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, UNKNOWN SPOUSE OF LARAINE FRAHM, UKNOWN SPOUSE OF MICHELLE BONILLA A/K/A MICHELLE A. BONILLA, UNKNOWN SPOUSE OF VALERIE M. BROWN, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash www.myorangeclerk.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 6th day of June, 2013 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Unit 74, Phase 11, Bayshore at Vista Cay, a Condominium according to the Declaration of Condominium, and all its attachments and amendments, as recorded in Official Records Book 8286, Page 2384, as amended by Eleventh Amendment to Declaration as recorded in Official Records Book 8523, Page 3307, of the Public Records of Orange County, Florida. Together with an undivided interest in the common elements and all appurtenances hereunto appertaining and specified in said Declaration of Condominium.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
