NOTICE IS HEREBY GIVEN pursuant to an Order or Summary Final Judgment of foreclosure dated March 8, 2013, and entered in Case No. 112012CA002483XXXXXX of the Circuit Court in and for Collier County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE RELATING TO CHEVY CHASE FUNDING LLC MORTGAGE BACKED CERTIFICATES SERIES 2006-4 is Plaintiff and FRANK LETIZIA; THE DUNES OF NAPLES PROPERTY OWNERS ASSOCIATION, INC.; GRANDE PHOENICIAN AT THE GRANDE PRESERVE CONDOMINIUM ASSOCIATION, INC.; UNKNOWN TENANT NO. l; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, I will sell to the highest and best bidder for cash the lobby on the third floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112, at Collier County, Florida, at 11:00 a.m. on the 10th day of June, 2013 the following described property as set forth in said Order or Final Judgment to wit:
UNIT NO. 1501 OF GRANDE PHOENICIAN AT THE GRANDE PRESERVE, A CONDOMINIUM, (THE CONDOMINIUM”) ACCORDING TO THE DECLARATION OF CONDOMINIUM THEREOF (THE “DECLARATION”) RECORDED IN OFFICIAL RECORDS BOOK 4091, PAGES 687 THROUGH 795, INCLUSIVE, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA, AS AMENDED, TOGETHER WITH THE FOLLOWING: (I) EXCLUSIVE RIGHT TO USE THE LIMITED COMMON ELEMENTS APPURTNANTS TO UNIT NO. 1501, AND (2) THE UNDIVIDED SHARE OF THE COMMON ELEMENTS OF THE CONDOMINIUM , DECLARED IN THE DECLARATION TO BE APPURTENANT THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
