NOTICE IS HEREBY GIVEN pursuant to an Order dated April 30, 2013, entered in Civil Case No. 51-2008-CA-006181ES (J1) of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein The Bank of New York Mellon formerly known as the Bank of New York as Successor Trustee to JPMorgan Chase Bank, National Association as Trustee for the Certificateholders of Structured Asset Mortgage Investments II Inc., Bear Stearns Alt-A Trust, Mortgage Pass-Through Certificates Series 2005-10, Plaintiff and James M. Watson and Nicole M. Watson, Husband and Wife are defendant(s), I, Clerk of Court, Paula S. O'Neil, will sell to the highest and best bidder for cash In an online sale accessed through the Clerk's website at www.pasco.realforeclose.com, at 11:00 a.m. on June 17, 2013, the following described property as set forth in said Final Judgment, to-wit:
LOT 3, BLOCK 19, BAY AT CYPRESS CREEK, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 49, PAGES 132 THROUGH 139, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
