NOTICE IS HEREBY GIVEN that pursuant to a Uniform Final Judgment of Mortgage Foreclosure dated the 8th day of February, 2013, and entered in Civil Action Number: 2010-CA-005650 in the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, R.B. “CHIPS” SHORE, Clerk of the above-entitled Court, will sell to the highest and best bidder, or bidders, for cash, via the Internet: www.manatee.realforeclose.com, at 11:00 a.m. on the 21st day of November, 2013 the real and personal property described as follows and as set forth in said Uniform Final Judgment of Mortgage Foreclosure situate in Manatee County, Florida:
(i) The property which is located at 8407 Sailing Loop, Bradenton, Florida 34202, the legal description of which is as follows:
All that certain land situate in Manatee County, State of Florida, viz:
Lot 43, Edgewater Village, Subphase A, Unit 5, a Subdivision, according to the plat thereof in Plat Book 33, Pages 32 through 37, of the Public Records of Manatee County, Florida.

Commonly known as: 8407 Sailing Loop, Bradenton, Florida 34202
This property is called the “Described Property”.
(ii) All buildings and other improvements that are located on the Described Property;
(iii) All rights in other property that I have as owner of the Described Property. These rights are known as easements, rights and appurtenances attached to the Property;
(iv) All rents or royalties and other income from the Described Property;
(v) All mineral, oil and gas rights and profits, water rights and stock that are part of the Described Property;
(vi) All rights that I have in the land which lies in the streets or roads in front of, behind or next to, the Described Property;
(vii) All fixtures that are now or in the future will be on the Described Property or on the property described in subsection (ii) of this Section;
(viii) All of the rights and property described in subsections (ii) through (vii) of this Section that I acquire in the future;
(ix) All replacements of or additions to the property described in subsections (ii) through (viii) of this Section; and
(x) All of the amounts that I pay to Lender under Paragraph 2 below.
AND
All rights: (A) to proceeds of all awards or claims for damages resulting from condemnation, eminent domain or other governmental taking of all or any part of the Property; and (B) to proceeds from a sale of all or any part of the Property that is made to avoid condemnation, eminent domain or other governmental taking of the property.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
