NOTICE IS HEREBY GIVEN pursuant to an Order dated October 7, 2013, entered in Civil Case No. 2010-CA-004525 of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida, wherein Wells Fargo Bank, NA, successor by merger to Wachovia Bank, NA, Plaintiff and Hubert J. Steenbakkers are defendant(s), I, Clerk of Court, Richard B. Shore, III, will sell to the highest and best bidder for cash VIA THE INTERNET AT WWW.MANATEE.REALFORECLOSE.COM, AT 11:00 A.M. on November 20, 2013, the following described property as set forth in said Final Judgment, to-wit:
THAT PORTION OF TRACT NUMBER 40 RUNNING FROM THE GULF OF MEXICO DRIVE (FORMALLY RINGLING BLVD.) TO SARASOTA BAY OF PLAT OF SUBDIVISION ON LONGBOAT KEY OF FRACTIONAL SECTION 25, 26 AND PART OF SECTION 24, TOWNSHIP 35 SOUTH, RANGE 16 EAST, AS SAID PLAT APPEARS OF RECORD IN PLAT BOOK 7, PAGE 16, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.

TOGETHER WITH ANY AND ALL RIPARIAN RIGHTS THEREUNTO BELONGING OR IN ANY WISE APPERTAINING THERETO.
TOGETHER WITH A PERPETUAL EASEMENT TO A STRIP OF LAND FIVE FEET IN WIDTH ON THE SOUTH SIDE OF THE FOLLOWING DESCRIBED LANDS: THAT PART OF TRACT 40 OF PLAT OF SUBDIVISION ON LONGBOAT KEY OF FRACTIONAL SECTION 25, 26 AND PART OF SECTION 24, TOWNSHIP 35 SOUTH, RANGE 16 EAST, AS SAID PLAT APPEARS IN PLAT BOOK 7, PAGE 16, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, LYING BETWEEN THE GULF OF MEXICO (JOHN RINGLING PARKWAY) ON THE EAST AND THE GULF OF MEXICO ON THE WEST.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
