NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated 9th day of October, 2013, and entered in Case No. 2009 CA 017932 NC, of the Circuit Court of the 12th Judicial Circuit in and for SARASOTA County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR10, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR10 UNDER THE POOLING AND SERVICING AGREEMENT DATED MAY 1, 2005 is Plaintiff and LAWRENCE D. BEDARD; SUSAN L. GROTZ AS PLENARY CO-GUARDIAN OF THE PERSON AND PROPERTY OF BARBARA M. BEDARD, THE WARD; LUTHERAN SERVICES OF FLORIDA, INC. AS PLENARY CO-GUARDIAN OF THE PERSON AND PROPERTY OF BARBARA M. BEDARD, THE WARD; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.sarasota.realforeclose.com, at 9:00 A.M., on the 18th day of November, 2013, the following described property as set forth in said Final Judgment, to wit:
COMMENCING AT THE NORTHEAST CORNER OF SECTION 13, TOWNSHIP 39 SOUTH, RANGE 18 EAST, RUN THENCE WEST 1369.8 FEET TO THE WEST LINE OF PARK BOULEVARD EXTENDED; THENCE SOUTH 289.6 FEET TO THE CENTER LINE OF A 16-FOOT PRIVATE DRIVEWAY; THENCE WEST 744 FEET ALONG THE CENTER OF SAID PRIVATE DRIVEWAY TO THE POINT OF BEGINNING; THENCE NORTH 96 FEET; THENCE WEST 131.10 FEET TO THE EAST LINE OF A 50-FOOT ROAD; THENCE SOUTH 15°25'. EAST ALONG THE EASTERLY LINE OF SAID 50-FOOT ROAD 99.58 FEET TO THE CENTER OF SAID PRIVATE DRIVEWAY; THENCE EAST ALONG THE CENTER OF SAID PRIVATE DRIVEWAY 106.86 FEET, MORE OR LESS, TO THE POINT OF BEGINNING; THE SAME BEING OTHERWISE DESCRIBED AS LOT 23, ON THE PLAT OF GULF MANOR SUBDIVISION MADE BY MERRIN ENGINEERING COMPANY, AND DATED FEBRUARY 12, 1953, ALL LYING AND BEING IN SARASOTA COUNTY, FLORIDA.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
