NOTICE IS HEREBY GIVEN pursuant to an Order dated September 25, 2013, entered in Civil Case No. 2008-CA-020679-NC of the Circuit Court of the 12th Judicial Circuit in and for Sarasota County, Florida, wherein The Bank of New York Mellon, formerly known as The Bank of New York, as Successor Trustee to JPMorgan Chase Bank, N.A., as Trustee for the Certificateholders of Structured Asset Mortgage Investments, II Trust, 2006-AR4, Mortgage Pass-Through Certificates, Series 2006-AR4, Plaintiff and Walt Ragan a/k/a Walter Ragan and Sherie Ragan, His Wife are defendant(s), I, Clerk of Court, Karen E. Rushing, will sell to the highest and best bidder for cash VIA THE INTERNET AT WWW.SARASOTA.REALFORECLOSE.COM , AT 9:00 A.M. on December 2, 2013, the following described property as set forth in said Final Judgment, to-wit:
LOT 715, LESS THE NORTHERLY 312.00 FEET OF SAID LOT 715, ENGLEWOOD GARDENS, UNIT 3, AS PER PLAT THEREOF, AS RECORDED IN PLAT BOOK 4, PAGE 45, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA. TOGETHER WITH EASEMENT OVER AND ACROSS THE EASTERLY 20.00 FEET OF THE NORTH 312.00 FEET OF LOT 715, ENGLEWOOD GARDENS, UNIT 3, AS RECORDED IN PLAT BOOK 4, PAGE 45, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, FOR INGRESS, EGRESS, UTILITIES AND DRAINAGE.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
