NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 31st day of October, 2013, and entered in Case No. 2012 CA 010116 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein FEDERAL NATIONAL MORTGAGE, ASSOCIATION is the Plaintiff and ELMER C. AXBERG; BOCA ROYALE GOLF PROPERTY OWNERS ASSOCIATION, INC.; JPMORGAN CHASE BANK, N.A.; UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 6th day of December, 2013, the following described property as set forth in said Final Judgment, to wit:

A portion of Lots 39 and 40, Englewood Golf Course, Unit II, recorded in Plat Book 25 Pages 22 and 22A, of the Public Records Books of Sarasota County, Florida, being described as follows: Commence at a po int lying on a curve concave to the Southwest, having a radius of 266.22 feet, said point being the most southerly corner of said lot 39; thence northwesterly along the arc of said curve through a central angle of 03Ëš13'42” an arc length of 15.00 feet for a Point of Beginning; thence N. 50Ëš59'25” E., 156.37 feet to the Easterly boundary of said Englewood Golf Course, Unit II, thence N. 36Ëš22'34” W. along said Easterly boundary line , 165.70 feet to a point on the North Boundary line of said Englewood Golf Course, Unit II; thence N. 86Ëš50'33” W. along said North boundary 15.34 feet; thence S. 27Ëš27'54” W., 190.49 feet along a radial line to its intersection with said curve concave to the Southwest; thence Southeasterly along said curve, having a radius of 266.22 feet, a chord bearing of S. 51Ëš28'10” E., a chord length of 102.19 feet and an arc length of 102.83 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
