NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure dated November 5, 2013 and entered in Case No. 09-CA-038530 of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE County, Florida wherein HSBC BANK USA, NATIONAL ASSOCIATION AS TRUSTEE FOR WELLS FARGO ASSET SECURITIES CORPORATION, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-1 is the Plaintiff and S. DEAN MARSHALL; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INCORPORATED, AS NOMINEE FOR CITIMORTGAGE, INC.; are the Defendants, The Clerk, Lydia Gardner will sell to the highest and best bidder for cash at www.myorangeclerk.realforeclose.com at 11:00AM, on 03/06/2014, the following described property as set forth in said Final Judgment:

LIVINGSTONS SUBDIVISION AS PER PLAT THEREOF RECORDED IN PLAT BOOK B, PAGE 33, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, RUN THENCE NORTH 79 DEGREES 37 MINUTES 20 SECONDS EAST ALONG THE NORTH BOUNDARY LINE OF SAID LOT 11 A DISTANCE OF 105.6 FEET TO THE NORTHEAST CORNER OF SAID LOT 11; THENCE SOUTH 19 DEGREES 24 MINUTES EAST 108.32 FEET ALONG THE EASTERLY BOUNDARY LINE OF SAID LOT; THENCE SOUTH 79 DEGREES 01 MINUTES 11 SECONDS WEST 118.02 FEET TO A POINT ON THE WESTERLY BOUNDARY LINE OF SAID LOT 11; THENCE NORTH 12 DEGREES 48 MINUTES WEST 108.32 FEET ALONG SAID WESTERLY BOUNDARY LINE TO THE POINT OF BEGINNING.

LIVINGSTONS SUBDIVISION AS PER PLAT THEREOF AS RECORDED IN PLAT BOOK B, PAGE 33, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA; RUN THENCE NORTHWESTERLY ON A NORTHERLY PROJECTION OF THE WESTERLY BOUNDARY LINE OF SAID LOT 11 A DISTANCE OF 140 FEET TO THE WATERS EDGE OF LAKE CONWAY AS SHOWN ON A SURVEY MADE BY H.M. TINKLEPAUGH REGISTERED SURVEYOR NO. 125 AND DATED JUNE 20, 1951; THENCE NORTHEASTERLY ALONG SAID WATERS EDGE AS GIVEN IN SAID SURVEY DATED JUNE 20, 1951, TO A POINT ON A NORTHERLY PROJECTION OF THE EASTERLY BOUNDARY LINE OF SAID LOT 11, SAID POINT BEING 142 FEET NORTHWESTERLY FROM THE NORTHEAST CORNER OF SAID LOT 11; THENCE SOUTHEASTERLY 142 FEET TO THE NORTHEAST CORNER OF SAID LOT 11; THENCE SOUTHWESTERLY 105.6 FEET TO THE POINT OF BEGINNING.
