NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure filed on 8 day of November, 2013, and entered in Case No. 13-CA-52575, of the Circuit Court of the 20TH Judicial Circuit in and for Lee County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR STRUCTURED ASSET MORTGAGE INVESTMENTS II INC., BEAR STEARNS ARM TRUST, MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2005-12 is the Plaintiff and WILLIAM V. C. TINKLER and UNKNOWN SPOUSE OF WILLIAM V. C.TINKLER are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.Lee.realforeclose.com at, 9:00 AM on the 6 day of February, 2014, the following described property as set forth in said Final Judgment, to wit:
BEGINNING AT THE SOUTHEAST CORNER OF THE NORTHWEST ONE-QUARTER OF SECTION 1, TOWNSHIP 46 SOUTH, RANGE 23 EAST, THENCE RUN NORTH 520 FEET; THENCE RUN WEST 635 FEET TO THE POINT OF BEGINNING OF THE LANDS HEREIN DESCRIBED; THENCE CONTINUE WEST 165 FEET MORE OR LESS TO A POINT OF INTERSECTION WITH A LINE RUNNING DIAGONALLY FROM THE SOUTHWEST CORNER OF THE SOUTHEAST ONE-QUARTER OF THE NORTHWEST ONE-QUARTER OF SAID SECTION 1, TO THE NORTHEAST CORNER OF THE SOUTHWEST ONE-QUARTER OF THE SOUTHEAST ONE-QUARTER OF THE NORTHWEST ONE-QUARTER OF SAID SECTION 1; THENCE RUNNING NORTHEAST ALONG SAID DIAGONAL LINE TO THE SAID NORTHEAST CORNER OF THE SOUTHWEST ONE-QUARTER OF THE SOUTHEAST ONE-QUARTER OF THE NORTHWEST ONE-QUARTER OF SAID SECTION 1; THENCE RUN EAST 25 FEET MORE OR LESS TO A POINT WHICH IS DUE NORTH OF THE POINT OF BEGINNING THENCE RUN SOUTH 140 FEET TO THE POINT OF BEGINNING LEE COUNTY, FLORIDA.
BEGINNING AT THE SOUTHEAST CORNER OF THE NORTHWEST ONE-QUARTER OF SECTION 1, TOWNSHIP 46 SOUTH, RANGE 23 EAST, THENCE RUN NORTH 520 FEET , THENCE WEST 570 FEET TO THE POINT OF BEGINNING OF THE LANDS HEREIN DESCRIBED; THENCE NORTH 140 FEET, THENCE WEST 65 FEET; THENCE SOUTH 140 FEET; THENCE EAST 65 FEET TO THE POINT OF BEGINNING, LEE COUNTY, FLORIDA
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
