COMMENCE AT THE NORTHWEST CORNER OF LOT 1644 OF SAID BEACON WOODS VILLAGE 11-A, SECOND ADDITION, FOR A POINT OF BEGINNING; THENCE RUN ALONG THE WEST BOUNDARY LINE OF SAID LOT 1644, SOUTH 1° 15' 19” WEST, A DISTANCE OF 142.71 FEET TO THE SOUTHWEST CORNER OF SAID LOT 1644; THENCE SOUTH 53° 52' 06” WEST, A DISTANCE OF 22.02 FEET; THENCE NORTH 01° 15' 19” EAST, A DISTANCE OF 156.09 FEET; THENCE SOUTH 88° 44' 41” EAST, A DISTANCE OF 17.50 FEET TO THE POINT OF BEGINNING. THE EAST 5.0 FEET OF THE ABOVE DESCRIBED PARCEL BEING SUBJECT TO AN EASEMENT FOR DRAINAGE AND/OR UTILITIES.
