NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated September 4, 2013, and entered in Case No. 52-2011-CA-012530, of the Circuit Court of the 6th Judicial Circuit in and for PINELLAS County, Florida. NATIONSTAR MORTGAGE LLC is Plaintiff and LAWRENCE E. MAGLIN; VANESSA M. PHILLIPS; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR FIRST MAGNUS FINANCIAL CORPORATION; THE AVALON AT CLEARWATER CONDOMINIUM ASSOCIATION, INC.; are defendants. The Clerk of Court will sell to the highest and best bidder for cash by electronic sale at: www.pinellas.realforeclose.com, at 10:00 A.M., on the 18th day of October 2013, the following described property as set forth in said Final Judgment, to wit:
UNIT 214, THE AVALON AT CLEARWATER, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM AS RECORDED IN OFFICIAL RECORDS BOOK 14267, PAGE 2605, OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, TOGETHER WITH ANY AMENDMENTS AND ALL APPURTENANCES THERETO, INCLUDING AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF SAID CONDOMINIUM, AS SET FORTH IN THE DECLARATION.

UNIT 214, BUILDING 2, THE AVALON AT CLEARWATER, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM AS RECORDED IN OFFICIAL RECORDS BOOK 14267, PAGE 2605, OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, TOGETHER WITH ANY AMENDMENTS AND ALL APPURTENANCES THERETO, INCLUDING AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF SAID CONDOMINIUM, AS SET FORTH IN THE DECLARATION.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
