The South 196.45 feet of Tract 964 of the unrecorded Plat of THE HIGHLANDS being more particularly described as follows: Commence at the Northwest corner of Section 23, Township 24 South, Range 17 East, Pasco County, Florida; go thence North 89 degrees 57 minutes 39 seconds East along the North line of said Section 23, a distance of 2592.13 feet; thence South 00 degrees 11 minutes 40 seconds East, a distance of 1346.60 feet to the Point of Beginning; continue thence South 00 degrees 11 minutes 40 seconds East, a distance of 195.45 feet; thence South 89 degrees 57 minutes 00 seconds West, a distance of 277.79 feet; thence North 00 degrees 08 minutes 54 seconds West, a distance of 195.45 feet; thence North 89 degrees 57 minutes 00 seconds East, a distance of 277.81 feet to the Point of Beginning.
